Shake Well Before Use

Shake the bottle well before each application.

BioEnzymes Maintain contains live beneficial bacteria, so regular use and correct dosing are important for establishing and maintaining biological activity within your system.

For commercial applications, Maintain is best applied using an automatic dosing system. Automatic dosing provides consistent treatment and removes the need for staff to remember to dose the system manually.

If an automatic dispenser is not available, Maintain can be added manually according to the recommendations below.

If your drains, pipework or grease trap already have significant organic build-up, we recommend using BioEnzymes OPEN BioEnzymatic Drain Cleaner first.

OPEN is designed to tackle the existing problem.

MAINTAIN is then used to keep the system maintained and help prevent the problem from building up again.

This combination provides a simple “clear-and-maintain” biological treatment program.

Problem Grease Traps – Initial Treatment

If your grease trap is already heavily loaded, slow, smelly or experiencing significant organic build-up, begin with an initial treatment program.

Step 1 – Remove accumulated material

Where possible, first remove as much accumulated grease and solid material from the trap as practical.

Maintain works best when it can establish biological activity throughout the system rather than being overwhelmed by a large existing accumulation.

Step 2 – Choose the right time

Apply Maintain after hours or during the period when the least amount of water is flowing through the system.

This gives the product more time to establish throughout the trap and connected drain lines.

Step 3 – Establish biological activity

Mix 1 litre of Maintain with 5 litres of warm water.

Apply this mixture to all drain lines leading to the grease trap/system.

Repeat this application for 5 consecutive days.

Step 4 – Intensive maintenance period

After the initial five-day treatment, apply:

300–500 mL of undiluted Maintain per day for 1 week

Continue monitoring the grease trap during this period.

As biological activity becomes established, organic build-up and unpleasant odours should begin to reduce.

Step 5 – Move to the regular maintenance rate

Once the trap is operating normally and odours have stopped or significantly reduced, move to the recommended ongoing maintenance dosage for your trap size and application.

Once the initial treatment has been completed, use the following dosage guidelines for ongoing maintenance.

Best practice for grease traps

For ongoing maintenance, apply Maintain when the system has minimal water flow, preferably after hours.

For commercial operations, an automatic dosing system is recommended where practical, particularly where consistent daily or weekly treatment is required.

Regular dosing is the key to maintaining biological activity and preventing organic material from accumulating faster than the bacteria can break it down.

Septic & Biocycle Systems

Maintain can be used as part of a regular biological maintenance program for septic and biocycle systems.

The bacteria feed on suitable organic matter entering the system, helping break down accumulated waste and supporting the biological processes already occurring within the tank.

Residential Systems

Commercial Systems

For best results, establish a regular dosing routine rather than waiting until the system develops odours, slow drainage or excessive build-up.

Porta Loos & Composting Toilets

Maintain can also be used to help biologically break down organic waste and assist with odour control in porta loos and composting toilet systems.

Initial / Post-Cleaning Treatment

Add:

50–100 mL of Maintain

Dilute with enough water to suit the requirements of the particular system.

Apply after each clean.

Ongoing Maintenance

For ongoing treatment, use approximately:

30 mL per day

Regular dosing helps maintain biological activity and can assist in reducing unpleasant odours.

Getting the Best Results From Maintain

For the best biological performance:

Maintain works best as part of a consistent preventative maintenance program.

✔ Dose when water flow is low

For grease traps and commercial systems, dosing after hours or during periods of low water flow gives the bacteria more opportunity to establish within the system.

✔ Use OPEN first where there is an existing blockage or heavy build-up

OPEN is designed to tackle the immediate drain problem, while Maintain is designed for ongoing maintenance.

✔ Don’t overdose unnecessarily

More product isn’t always better. The correct dosage depends on the size, loading and condition of the system.

✔ Keep up normal servicing

Maintain is designed to reduce organic build-up and support system maintenance. It does not replace required grease-trap servicing, septic inspections or pump-outs.
